In July 2011 28 waterfront homes sold in the Lake Norman area, a 20% decrease from the 35 waterfront homes sold in June 2011. July 2011 waterfront sales figures increased 21.7% from July 2010 when 23 waterfront homes sold in the Lake Norman area.

The average sales price decreased 8.9% from $811,771 in June 2011 to $739,632 in July 2011. July 2011 average sales price increased 9.4% from the June 2010 average sales price which was $676,030.

Average days on the market decreased from 162 in June 2011 to 171 in July 2011, a 5.6% increase in market time. July 2010 average days on the market were 155, a 10% increase in market time.

Currently there are 438 Lake Norman waterfront homes listed in the MLS with 30 of those under contract, down 42% from June. The average list price is $969,575, up 1.8% from June. The lowest priced Lake Norman waterfront home is listed at $160,000 and the highest priced Lake Norman waterfront home is listed at $4,750,000.

Lake Norman Waterfront Condos & Townhomes
In July 2011 5 waterfront condos or townhomes sold in the Lake Norman area, a 37.5% decrease from the 8 waterfront condos sold in June 2011. July 2011 sales figures decreased 16.7% from July 2010 when 6 waterfront condos sold.

The average sales price increased 21% from $227,375 in June 2011 to $275,450 in July 2011. July 2011 average sales price increased 8.2% from the July 2010 average sales price which was $254,500. 

Average days on the market increased from 92 in June 2011 to 111 in July 2011. July 2010 average days on the market were 245.

Currently there are 83 Lake Norman waterfront condos listed in the MLS with 2 of those under contract, a 60% decrease from June. The average list price is $270,097, down 1.3% from last month. The lowest priced Lake Norman waterfront condo is listed at $114,900 and the highest priced Lake Norman waterfront condo is listed at $799,000.

In July 2011 6 waterfront lots sold in the Lake Norman area, a 0% decrease from the 6 waterfront lots sold in June 2011. The averge sales price was $217,333, down 34% from the June average sales price which was $329,066. July 2011 sales figures increased 20% from July 2010 when 5 Lake Norman waterfront lots sold. The average sales price decreased 35.9% from the July 2010 average sales price of $339,000.

Currently there are 284 Lake Norman waterfront lots listed in the MLS with 3 of those under contract. The average list price is $408,986, down 5.6% from last month. The lowest priced Lake Norman waterfront lot is listed at $21,000 and the highest priced Lake Norman waterfront lot is listed at $4,000,000.
