Lake Norman Waterfront Homes
In February 2011 10 waterfront homes sold in the Lake Norman area, a 38% decrease from the 16 waterfront homes sold in January 2011. February 2011 waterfront sales figures decreased 17% from February 2010 when 12 waterfront homes sold in the Lake Norman area.

The average sales price decreased 31% from $737,968 in January 2011 to $507,250 in February 2011. February 2011 average sales price decreased 24% from the February 2010 average sales price which was $663,466.

Average days on the market decreased from 184 in January 2011 to 186 in February 2011, a 1% increase in market time. February 2010 average days on the market were 167, an 11% increase in market time.

Currently there are 421 Lake Norman waterfront homes listed in the MLS with 41 of those under contract, down 0% from January. The average list price is $1,032,863, down 2% from January. The lowest priced Lake Norman waterfront home is listed at $142,500 and the highest priced Lake Norman waterfront home is listed at $9,500,000.

Lake Norman Foreclosure Homes
At the end of February 2011 there were 122 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, a 2% increase from the 120 foreclosure, preforeclosure & short sale properties for sale in January 2011. Prices range from $27,209 for a double-wide to $1,300,000 for a waterfront home in Mooresville.

Twenty-three foreclosure/short sale homes closed in February 2011. This was an increase of 53% from the 15 foreclosure and preforeclosure homes sold in January 2011. The average home was a 4 bedroom/3 bath with 3,470 square feet and an average sale price of $318,256. The average sales price decreased $74,810 or 19% from the previous month. The average days on the market were 117, an 18 day increase from January 2011.

Fourty-four foreclosure and short sale properties are currently under contract, an 4% decrease from January 2011. (more…)
